A residential calculator will give you a monthly repayment in thirty seconds. It will also be wrong, sometimes by several percentage points in effective annual cost, because it does not capture how commercial bridging finance is priced.
Five variables decide the true cost. Most generic tools handle one or two. A lender's credit team will stress-test all five before issuing a term sheet, and any cost model that misses them is not a cost model: it is a rate display.
Understanding each input changes your picture of the deal before you engage a lender. It also tells you exactly what questions to ask when you do.
Why Generic Calculators Fail on Commercial Deals
A residential bridging calculator is built around one asset type, a straightforward income-underwriting approach, and an assumed exit of mortgage refinance or property sale. Feed it a commercial deal and it omits several cost layers that a lender's credit team will price separately.
The headline rate is only the starting point. On a commercial bridge, arrangement fees typically run 1 – 2% of the gross loan; exit fees (where charged) add another 0.5 – 1.5%; and if interest is retained inside the loan rather than serviced monthly, the gross loan size is larger than the net proceeds you receive. These layers stack, and on a 12-month deal they can raise the true annual cost by 3 – 5 percentage points above the stated monthly rate.

The Five Inputs That Drive a Commercial Bridge Cost
1. LTV against the right valuation basis
This is where most informal estimates go wrong first. A commercial property has at least two values: the vacant-possession value (what the asset would fetch if empty and sold today) and the tenanted or investment value (reflecting the passing rent and lease length). Private lenders typically lend against the more conservative of the two.
A S$10M Singapore shophouse might be worth S$8.5M vacant-possession and S$11M on a strong tenanted basis. A calculator using the tenanted figure will inflate your borrowing capacity. The lender will use vacant-possession. Budget for that gap before you model.
Lenders in both Singapore and the UK will also distinguish between standard commercial assets and specialist properties (hotels, care homes, licensed premises), applying further adjustments to reflect thinner buyer pools and longer marketing periods. The more specialist the asset, the lower the LTV ceiling regardless of tenancy.
2. Rolled-up versus serviced interest
On a serviced deal you pay interest monthly; on a rolled-up deal, interest accrues and is repaid at exit alongside the principal. The two structures produce materially different day-one proceeds from the same gross loan.
Take an illustrative 12-month bridge at 1.1% per month on a £5M gross loan. Serviced, you receive £5M and pay approximately £55,000 a month. Rolled-up, the lender retains roughly £660,000 of anticipated interest, so you receive closer to £4.34M on day one but have no monthly cash obligation. If you need at least £4.5M in net proceeds, that structure does not work at that loan size. A generic calculator that assumes serviced monthly payments will not flag this.
3. Arrangement and exit fees
Arrangement fees on commercial bridges are typically charged as a percentage of the gross loan at drawdown. Exit fees are charged on redemption, either as a percentage of the gross loan or (less commonly) as a percentage of the net sale proceeds.
On a £5M deal: a 1.5% arrangement fee costs £75,000 upfront; a 1% exit fee costs £50,000 at redemption. Together they add £125,000 before a single month of interest. Annualised on a 12-month deal, that is 2.5 percentage points of effective additional cost. A bridging finance calculator that omits these fields is not pricing the deal.
4. Interest retention and net day-one proceeds
When interest rolls up, the lender retains an amount equal to the projected interest for the loan term from the gross loan. That retention reduces the net amount you receive on day one. It is that net figure, not the gross loan, that should be matched against your actual capital requirement.
If you need £4M in net proceeds and the structure implies a £5M gross loan with £660,000 retained, your net is approximately £4.34M. That works. If your requirement is £4.7M, the structure needs renegotiating at a higher gross loan or a shorter assumed term. Modelling the retention figure early prevents the unpleasant surprise at heads-of-terms.
5. Term versus exit timing
A 12-month bridge that exits at month nine is not the same cost as one that runs the full term. Many private lenders charge interest only for the months actually drawn, so an early exit saves you the interest for the remaining period. Others apply a minimum term (often three or six months) regardless of early redemption.
A commercial bridging finance calculator should let you model best-case, expected, and worst-case exit timing. The spread between a nine-month and a 12-month exit on a £3M deal at 1.1% monthly is approximately £99,000 in interest alone. That is not noise; it is a planning input.

Why Even a Perfect Calculator Gives You a Range
A calculator that handles all five inputs correctly will still output a range, not a single number. Commercial real estate lending is asset-specific in a way that residential lending is not. The rate on a fully let prime central London office building is not the rate on a vacant retail unit in a secondary market. In Singapore, a conservation shophouse with a strong tenancy commands a different cost of capital from an empty industrial unit in an outlying precinct.
The Bank of England's base rate and Singapore's prevailing SORA set the floor for where private credit prices; they explain perhaps a third of a commercial bridge's total cost. Asset quality, exit credibility, borrower track record, and the credibility of the refinance exit (where that is the plan) all move the rate within a lender's band.
