Photo by Danist Soh on UnsplashYou earn consistently, your existing mortgages run without difficulty, and you have found a property worth acquiring. Yet the bank says no. Not because of your credit record or your repayment history, but because of arithmetic: three or four outstanding mortgages, each with its full balance notionally counted against your gross monthly income, pushes the TDSR ratio past its 55% ceiling before the new facility is even modelled.
This is a different problem from the foreign-income discount or the bonus-earner penalty. The borrower is not underqualified. The ratio is simply exhausted by accumulation.
Bridge lending, assessed on the pledged asset and your exit rather than on income, is built for this gap.
How the TDSR Ceiling Traps the Capable Borrower
The TDSR framework counts every monthly debt obligation at 55% of verified gross monthly income: mortgage repayments, car loans, revolving credit lines, all of it. For a borrower with one property, that ratio is usually manageable. For someone with three or four, cumulative outstanding balances tip it without any new debt added.
The mechanism is a notional monthly repayment calculated on each outstanding balance, with banks applying a medium-term stress interest rate to existing property loans. The denominator (gross income) does not keep pace. Add a private car loan or an investment facility and headroom disappears.
The bank's standard remedies are to sell a property to shrink the numerator, or to bring in a co-borrower who adds income to the denominator. Neither suits a buyer who is accumulating, not consolidating.
Why Bridge Lending Is the Structural Answer
Bridge lending against Singapore property is underwritten on two factors: the LTV on the security offered, and the credibility of the exit. Income does not gate the deal. We are a direct private lender, not a bank, and the TDSR constraint does not apply to our facility.
A borrower acquiring a $30M GCB who already holds four condominiums can access up to 70% LTV against the new asset, provided the security is clean and the exit is concrete. The same structure applies to condominium acquisitions where the portfolio has maxed out its TDSR capacity. The loan term runs 3–24 months: a short-term instrument to hold the asset while the exit completes. All terms are indicative; speak with our team once you have the property and exit in mind.
Bridge Lending: When It Works and When It Falls Short
The instrument is right when your exit is near and defined. A sale already under way on an existing property, a refinance timed to a lease-up, or a business completion releasing capital: these are credible exits. With an indicative term sheet typically within 24 hours and drawdown typically inside two to three weeks, bridge lending can meet tight OTP deadlines.
It is the wrong tool when the exit is open-ended or speculative. The cost of bridge lending exceeds a bank mortgage because you are paying for speed, certainty, and asset-based underwriting rather than an income test. Holding that for longer than a defined exit window erodes the economics quickly.
If the downstream plan is to refinance with a bank once the acquisition is complete, check your TDSR position before committing. A broker or private banker is worth consulting early on refinance eligibility.

How the Process Works in Practice
We ask for the security address and an indicative valuation, a summary of the proposed exit, and confirmation of accredited investor status. Standard KYC and source-of-funds documentation follows. An indicative term sheet comes back within 24 hours. For a detailed walkthrough of each stage, read what happens between enquiry and term sheet.
Drawdown on a standard deal takes two to three weeks. For urgent transactions where the OTP clock has already started, completion inside seven days is achievable. Borrowers using an SPV or family holding company follow the same process at the entity level, with additional KYC on the ultimate beneficial owner.
The lending process is straightforward for a borrower with a clean security and a credible exit, which describes most multi-property owners with an established Singapore portfolio.
