Photo by Jie Yeu Teoh on UnsplashYou have two, four, maybe six commercial units. You need cash against the lot: an indicative term sheet comes within 24 hours, and drawdown is typically about two weeks.
A single-asset charge often raises less than the portfolio can support: the strong unit is under-drawn, the weak one is declined. Owners seeking UK commercial bridging finance, and Singapore corporates with industrial or retail stock, hit the same wall. The bank looks at income, while a private lender looks at the pool and the exit.
Cross-collateral, release pricing and substitution are the clauses that decide the real advance, not the headline rate.
How a cross-collateral charge works on a small portfolio
A cross-collateralised facility takes a first charge over every property in the pool and sets one LTV against combined value. Six standalone loans would each have to clear on their own merits. A pooled facility does not work that way.
A thin tenant on unit three need not sink the deal, provided the rest of the security and the exit still stand. Singapore stock is often industrial, a retail unit or an office floor held in an SPV. UK stock is mixed commercial or a small trading group.
The documents change. The question does not: can we take clean security, and is the exit real? Indicative LTV is up to 70% in Singapore and up to 75% in the UK, on facilities of $1M – $100M and £1M – £100M respectively. All terms are subject to valuation and due diligence.
Release pricing is what lets a phased sale actually complete
Sell one unit and you do not simply repay that unit's notional share. You pay a release: a stated cash sum to discharge that charge. The lender sets it to keep remaining LTV inside the original envelope once the first asset leaves.
If the release sits above what the sale can bear, exchange does not help you. The charge stays on. That is the main operational risk on a sequenced exit, and it is why the schedule belongs in the term sheet.
UK commercial bridging finance on a portfolio only beats six separate loans if those releases let you trade the stock. A low coupon with a punitive discharge is a poor facility. See how void risk and exit clarity move the quote before you fix the structure.
We secured £9.5 million against a UK regional hotel portfolio on that logic: multi-asset security charged as one pool.

When a portfolio bridge is the right tool, and when it is not
Use it when the exit is a sequenced sale or refinance inside 3–24 months, and the titles will take a clean first charge. You also have to accept that short-term money costs more than bank debt. Do not use it to warehouse unsold stock, or to hide a related-party occupational lease that will fail source-of-funds checks.
Singapore banks still run individuals through the TDSR framework. Rikvin Capital is a direct private lender operating in Singapore and the UK. In Singapore we lend to accredited investors and corporates, and we are not a bank or bound by TDSR.
UK units often sit in SPVs on the Companies House register. The credit file still starts with the assets, the charges and source of funds. That is the same test we apply to UK commercial bridging finance and to Singapore commercial stock.
Substitution is asked for more often than it is granted. Swapping a charged unit for another means a new valuation, and it is a negotiated extra. The lending process is the same shape in both markets: an indicative term sheet usually within 24 hours, then legal and valuation, with drawdown typically in about two weeks.
An office bridging loan in Singapore can stand on one building. A handful of units is a pool, and should be charged as one. If a cheaper term loan can still hit the deadline, take it.
The main risk on a bridge is the clock. If sales overrun, an extension or refinance is not promised. We have funded 300+ deals and S$1B+ since 2018; none of that is a promise that your exit will hold.
The bottom line
Cross-collateral only earns its keep if the first sales still leave a facility you can actually repay.
