Photo by Jisun Han on UnsplashYou are completing a Singapore purchase from overseas. The seller will not extend the Option to Purchase, and the lender will not release funds until it has a charge over the asset.
So are bridging loans secured? In practice, yes. They are not unsecured personal loans. For a foreign buyer the real issue is which Singapore instruments you grant, and how those papers are signed and stamped without missing the completion date.
A bank would also want a mortgage. What changes here is the rest of the package: no local income file, often an offshore company on title, and a tenor of 3–24 months that is built around the exit, not your salary.
What Security a Singapore Bridge Actually Takes
In this market, are bridging loans secured against the asset? Yes, where the facility is doing the job we describe. Recovery sits on the property and the agreed exit, not on a salary certificate from another country.
The usual first-charge set is a registered legal mortgage over completed property with title issued. A caveat is lodged to put later parties on notice of the lender's interest.
A bank still runs the TDSR framework against income it will recognise. We do not. That is why a bridge without a TDSR test can still close when the mortgage desk cannot.
There is also a limit on what can sit behind the charge. Under the Residential Property Act, a foreign person needs approval from the Singapore Land Authority to buy landed residential property, and Good Class Bungalows are not available to foreign buyers. So foreign-buyer security here is usually a condominium or strata apartment, or a commercial unit.
For non-residents, the same security logic sits inside our foreigner bridging loans. The underwrite is the asset first, then the exit.
Foreign Buyers, SPVs and the Documents Around the Mortgage
Title in your own name is the simpler file. Title in an SPV, especially an offshore holdco, is not. The property charge still matters, but it may not be enough on its own if the shares can be moved or pledged elsewhere.
Lenders then add a share charge over the company that holds the asset, plus a corporate guarantee, and sometimes a personal guarantee from the beneficial owner. None of that replaces the mortgage. It is there to stop the structure being emptied around the charge.
One item for your tax advisers before you commit to a structure: an entity buying residential property in Singapore pays 65% ABSD. That changes the cash needed at completion, and therefore the LTV that actually works. We do not give tax advice, so price the structure with that liability already in it.
If you are buying through a holdco, read how Singapore bridging finance via an offshore holdco is documented before you instruct counsel.
Signing from London, Hong Kong or Dubai is routine if it is planned. Wet-ink mortgages, stamping and caveat lodgement still have to land in Singapore.
A limited power of attorney, scanned execution where the form allows it, and a courier window measured in days keep the Option to Purchase alive.

When the Exit Slips, and When a Bridge Is the Wrong Tool
The main risk is the tenor. If the sale, refinance or development exit misses the date, the charge does not vanish. Interest continues to accrue until you repay.
You then need an extension the lender is willing to grant, or a new exit that still supports the LTV. If neither appears, the residual risk is enforcement against the secured asset.
A bridge is the right tool when the asset is clean, the exit is evidenced, and speed is the constraint. It is the wrong tool when title is disputed, a URA conservation position is unresolved, or the borrower is not an accredited investor or a corporate. Hope is not an exit.
We are a direct private lender and an excluded moneylender under the Moneylenders Act. We lend only to accredited investors and corporates. We are not a bank and we are not bound by TDSR.
Work the lending process backwards from completion: valuation, KYC, source of funds, then the security documents. If that sequence cannot fit inside your Option to Purchase, do not force it.
The same first-charge logic applies whether the security is a strata residential unit or a commercial title. All figures are indicative and subject to valuation and due diligence.
The charge is the product. If you cannot live with a first charge, a caveat and a dated exit, do not take the money.
