I am a non-resident foreigner with no Singapore income. Can I still get a property loan here?

Yes. Singapore banks heavily restrict lending to non-residents and require local income proof. We do not. As an asset-backed private lender, we look at the property value and your exit plan rather than your local payslip. Our portfolio includes clients from Malaysia, India, the UAE and Europe who used us to buy or refinance Singapore real estate.

Can the 60% Foreigner ABSD be financed inside the loan?

Yes. We can include the 60% Additional Buyer’s Stamp Duty inside the loan for foreign buyers, lending against the full purchase cost including ABSD. Most foreign clients use this to secure the property quickly, then refinance with a private bank or repay from offshore funds once the money clears into Singapore.

I own the Singapore property through a BVI or Singapore SPV. Does that work?

Yes. Corporate, trust and SPV ownership is normal for our foreign clients. We lend to BVI, Cayman, Singapore Pte Ltd and family-trust borrowers, taking first charge over the Singapore property and personal or corporate guarantees as appropriate. Our legal team works alongside your tax and trust advisors to keep the structure clean.

What documents do you need from an overseas borrower?

For an indicative term sheet, we only need a property fact sheet, basic KYC (passport, company registration, beneficial-owner ID) and a one-line note on the use of funds and exit. Full underwriting later requires a Singapore valuation, title search and supporting financial documents. We send a tailored checklist once the term sheet is signed.
