Photo by Jisun Han on UnsplashYou already know a bank will not size the loan on your income. That is why you are looking at private credit. The question that decides the deal is the next one: when you send the same file back to a bank to take the facility out, does the private loan sit inside TDSR and block the refinance?
A bridge loan without TDSR in Singapore does not run through MAS's income test while we hold it. We lend against the asset and a named exit; the bank that refinances you still applies the test. If that take-out has not been designed, you have only moved the problem by a few months.
Do not treat the exit as a later conversation with a relationship manager.
How a private bridge sits outside TDSR while it runs
Rikvin Capital is a direct private lender, operating as an excluded moneylender under the Moneylenders Act, and we lend only to accredited investors and corporates. We are not a bank. We are not bound by TDSR, so the monthly income test that stops a TDSR-constrained borrower does not limit our facility.
Banks and other financial institutions apply the TDSR framework to property loans they grant to individuals. That computation adds stressed monthly repayments on the proposed loan to other outstanding debt, then measures the total against gross monthly income. A private bridge is not a bank property loan, so it is not originated inside that cap.
That is the main point in our note on private bridging outside TDSR: equity and a credible exit replace the income test. It is not permission to ignore the bank that is supposed to repay us.
What the bank sees when it sizes the take-out
When you apply for the term loan meant to repay the bridge, the bank starts a fresh TDSR computation. If the private facility is still outstanding on that day, the repayment can be treated as an existing obligation. That is the mechanical way a bridge affects TDSR: not while we hold it, but if it remains on the register when the bank underwrites.
The usual structure avoids that. Completion is simultaneous: the bank's solicitors repay our facility from the term-loan proceeds, we discharge the charge, and the bank takes first charge. After drawdown there is no private loan left to count.
Two catches remain. Other debts still enter the ratio: car loans, unsecured lines, other property loans. And if thin or unrecognised income was why the bank declined you, simultaneous settlement does not repair the income.
If the original block was timing, bonus recognition, or a sale that had not completed, a later bank file can look different. If it was structural (retirement income, overseas income the bank will not recognise, a small local salary against a large asset), it will look the same. When a refinance exit is credible, and when it is not
A refinance exit fits when the TDSR block is temporary: a bonus about to be recognised, other debt about to be cleared by a sale, or a purchase that only needed speed. How the process runs starts with that distinction, not with a rate.
It is the wrong tool when nothing about income will change inside a 3–24 month tenor. The main risk is blunt: the bridge falls due, the bank still declines, and you have no contracted sale. Hope is not an exit.
A sale exit is cleaner to underwrite when the asset is liquid and priced in the market. Do not switch from bank take-out to a sale in month ten without telling the lender. The charge, the tenor and the interest all assumed a different event.
Private Singapore bridging loans cost more than a bank term loan because they are short and fast. If a bank versus private comparison shows the bank can complete in time, use the bank. Terms are indicative and subject to valuation and due diligence.
A private bridge outside the income test solves a timing or income-recognition problem. It does not rewrite the test the next bank will run. Treat the exit as part of the facility, not as a discussion after drawdown.
