Bridging Loans for Non-Resident Buyers: Minimum Terms and Early Redemption

Bridging Loans for Non-Resident Buyers: Minimum Terms and Early RedemptionPhoto by Otakar Hyps on Unsplash

You are buying in London from overseas. Completion is fixed. The sale proceeds from your home market have not landed, and the private bank facility is still sitting in committee.

A short bridging loan covers the purchase. Six weeks later the remittance clears and you want to redeem. That is when the term sheet either lets you stop the clock or bills you for months you did not use.

Buyers comparing the best bridge loans tend to rank speed and the monthly rate. For a non-resident, the lines that actually move the cost are the minimum interest period, the exit fee, and how early redemption is treated.

Why a lower monthly rate can still cost more

Take two hypothetical term sheets on a £2 million first-charge facility. Both quote 0.85% a month, rolled up. The figures that follow are illustrative arithmetic to show how the structure behaves. They are not Rikvin pricing and neither sheet is an offer.

Hypothetical Lender A charges a three-month minimum and no exit fee. Hypothetical Lender B accrues interest daily on a 30-day month and takes a 1% exit fee on redemption.

HoldLender A: 3-month minimum, no exit feeLender B: daily interest, 1% exit fee
Six weeks2.55% (£51,000)2.275% (£45,500)
Five months4.25% (£85,000)5.25% (£105,000)

Redeem in six weeks, treated as 1.5 months, and A is the expensive sheet. Hold for five months and B is. The cheaper offer flips with the hold.

That matters because the hold is rarely fixed. Overseas proceeds, a delayed remittance, or a private bank that finally says yes can cut a planned six-month hold to six weeks.

Read the term sheet for four items before you rank the rate:

  • The minimum interest period
  • Whether interest is retained up front or rolled up
  • The exit fee on early redemption
  • How many days the lender needs to process a redemption notice

Unused retained interest is refunded when you repay early, but a minimum interest period can still apply. Non-resident bridging loans are built around that timing risk. Related: strategic bridge funding for a prime Hampstead property.

What offshore repayment does to your timeline

The KYC done at drawdown does not carry over to exit. If the redemption funds come from an overseas sale, a group account, or an offshore vehicle, expect a fresh source-of-funds review. Interest usually runs until the lender has accepted the money, not from the moment you send it.

That lag is the second cost. If the review takes ten days, a daily-interest sheet charges for those ten days. On a three-month minimum it may be absorbed, which is why the "expensive" minimum can work out cheaper when your funds may take time to clear. Build the review into the timetable with your solicitor before you serve notice.

Residency also shapes how a lender reads the file. We have written separately on why UK banks turn down foreign nationals seeking short-term property finance. We are not a bank. We underwrite the asset, the first charge, and the exit.

Budget the purchase taxes separately. Non-UK residents should confirm the Stamp Duty Land Tax position, including any non-resident surcharge, with their own adviser. This is not tax advice.

If you want the sequence in writing, how the lending process works sets out term sheet, valuation, and drawdown in order. Redemption is the same process in reverse, with the funds evidence at the front.

When a bridging loan is the right tool

Use it when the completion date will not move and the exit is real. A prime central London purchase where the vendor wants a cash buyer. A 28-day auction completion. A chain break. A private-bank refinance that is in credit but not yet drawn.

Tenors run from 3 to 24 months. A term sheet can often be issued within 24 hours, with drawdown typically in about two weeks, subject to valuation and due diligence.

Do not use it as cheap long-term debt. It is not. If a UK bank will complete on a sensible timetable for a multi-year hold, that facility should win on cost. If there is no dated exit (a sale, a remittance, a refinance already in train) you are renting time you cannot repay.

The main risk is straightforward. You pay the minimum whatever happens, and if an offshore redemption stalls in compliance, interest keeps accruing.

Browse the UK bridging loan products against that test, not against a rate card. The best bridging loans for a non-resident buyer are the ones whose redemption terms match how your money will actually arrive.

Frequently asked questions

Yes. Early repayment is common when overseas sale proceeds or a private-bank facility land sooner than expected. Whether you save money depends on the minimum interest period and any exit fee, not on residency. Source-of-funds checks on the incoming money can still delay the date interest stops. Terms are indicative and subject to due diligence.
It is the shortest period of interest the lender will charge, even if you redeem sooner. A three-month minimum on a six-week hold means you pay three months. Ask for this in writing on the term sheet, with any exit fee, before you compare monthly rates. Figures on any sheet are indicative.
Yes. The KYC completed at drawdown does not replace a review of the money used to repay. Expect the same standard of evidence on an offshore remittance, and allow time for it before you assume interest has stopped. We cannot advise on tax or corporate structure; your solicitor should sequence the evidence with the redemption notice.
Not always. If a bank will complete on your timetable for a multi-year hold, that debt is usually cheaper. Bridging fits when timing, residency or the exit sits outside a high-street process. We are not a bank; we lend against the asset and a credible exit, on terms that remain indicative until valuation.
Indicative UK facilities run from £1M to £100M at up to 75% LTV, typically for corporates and property investors. Sizing follows the asset and the exit, not income. A term sheet can follow within 24 hours; drawdown is typically about two weeks, subject to valuation and due diligence. Rank two holds, six weeks and five months, on every sheet you are shown. That is the comparison that survives contact with a non-resident redemption. If you want terms read that way,.
