# 100% Bridging Loan Singapore: Pledging Shares to Fund the Full Purchase Price

Insights article · Singapore · Published 2026-11-06

> You need the full purchase price and the cash sits in listed shares. A 100% bridging loan in Singapore is combined security: a property charge plus a share pledge, not 100% LTV on one asset.

You have an Option to Purchase that will not wait, and the cash for completion sits in listed shares, not in a current account. Selling the book to raise a deposit would be a forced trade. A bank will not write 100% of the price against the property alone.

A 100% bridging loan in Singapore is not a no-deposit mortgage on a single asset. Private lenders still take a first charge, typically up to 70% LTV. The rest of the cheque is extra security: often a pledge over a listed share portfolio.

That facility is for accredited investors and corporates with a real exit, and it is not a promise that every file funds.

> **Why this matters:** If you read 100% bridging as 100% LTV on one Singapore property, you will either miss completion or put the wrong collateral on the line.

## Highlights

- A 100% bridging loan here means combined security, not 100% LTV on one property.
- First charge on the Singapore property (up to 70% LTV) plus a pledge of listed shares covers the purchase-price gap.
- Indicative term sheet usually within 24 hours of a complete pack; tenor 3–24 months; loan size $1M to $100M.
- We lend to accredited investors and corporates against the asset and the exit, not income.
- Main risks are share-price falls on pledged stock and an exit that is not contracted.

## Why 100% on one Singapore property does not exist

Banks still apply [the TDSR framework](https://www.mas.gov.sg/regulation/explainers/tdsr-for-property-loans) to declared income, and they cap LTV well below the full price. We are not a bank and we are not bound by TDSR. Even so, we will not fund 100% against a single charge.

A first charge at up to 70% LTV leaves a cash gap. That gap is equity or extra collateral. For a 100% bridging loan enquiry, the real question is how to fund the whole cheque without selling the shares you already hold.

Cross-collateralisation is usually the answer, including on landed stock such as [GCB bridging loans](https://www.rikvincapital.com/sg/bridging-loans/gcb-bridging-loan). The bungalow is primary security, not a blank cheque.

## How pledged shares close the purchase-price gap

The property takes a first charge. Shares listed on the [Singapore Exchange](https://www.sgx.com) take a pledge for the residual, after a haircut; which shares and haircuts apply are considered case by case, subject to terms. Haircuts exist because prices move. A diversified, liquid book is what we look for: Rikvin does not lend against concentrated or thinly traded holdings.

Worked numbers help. On a $12 million purchase, 70% LTV supports $8.4 million against the property. The remaining $3.6 million sits on pledged stock. Stamp duty (BSD, plus any ABSD that applies to you) is not funded by the facility and has to come from your own cash at completion.

At an illustrative 40% haircut you need about $6 million of listed shares, not $3.6 million of face value. That is combined-security maths, not 100% LTV.

Interest can be rolled up so the facility does not have to be serviced from income during the tenor. Drawdown is typically about two weeks once valuation, KYC and source of funds are in order. If those shares already sit in a margin account, say so: a second pledge is not a clean charge.

*Listed equity can fill the residual gap, but only after a haircut for price risk.*

## When a 100% structure is the wrong tool

Use it when you are an accredited investor or a corporate, the share book is liquid and largely unencumbered, and the exit is a contracted sale or a refinance you can evidence. The tenor is 3–24 months. It costs more than a bank term loan because speed and structure are the product.

Do not use it if the shares are unlisted, already pledged, or a single illiquid name. Do not use it if the exit is a hoped-for bank take-out with no term sheet in sight. Rikvin Capital is a direct private lender, an excluded moneylender under the Moneylenders Act, and we lend only to accredited investors and corporates.

The main risk is a fall in the pledged stock while the property exit is still open. A top-up may be required, and if you cannot meet it, both the shares and the property are in play.

[Our process](https://www.rikvincapital.com/sg/process) is built around valuation and due diligence, not a verbal yes. Related: see our [Binjai Park GCB bridge](https://www.rikvincapital.com/sg/case-study/gcb-bridge-loan-binjai-park).

A weak exit is still a weak file. [Using property equity instead of the TDSR test](https://www.rikvincapital.com/sg/insights/bridge-loan-without-tdsr-singapore) does not help if there is no path to repay.

## Frequently asked questions

### Can I get a 100% bridging loan against one Singapore property?

No. We do not advance 100% against a single asset. A first charge is typically capped at 70% LTV. The rest of the purchase price can be covered by pledging a listed share portfolio, subject to a haircut, valuation and due diligence. Terms are indicative. Accredited investors and corporates only.

### Which shares can I pledge for the deposit gap?

Liquid, listed names are the starting point, preferably a diversified book rather than one stock. Rikvin does not lend against concentrated, thinly traded, locked-up or moratorium shares, and unlisted holdings or already-margined positions may not work. We take a legal pledge, not a verbal undertaking, and we apply a haircut. Figures are indicative and subject to valuation.

### Does TDSR still block me if I pledge shares?

TDSR is a bank income test. We are not a bank and we underwrite the asset and the exit, so TDSR does not gate the facility. You still need to be an accredited investor or a corporate, and the combined security must cover the loan. This is not an income workaround for a retail mortgage.

### What if the pledged shares fall in price?

A material fall can trigger a top-up once the haircut has been eaten into. If you cannot top up, the lender looks to the security, including the shares and the property. That is the main risk of funding the full price this way. Do not use the structure if you cannot stand a drawdown in the portfolio.

### How quickly can funds be drawn for completion?

A term sheet can be issued within 24 hours of a complete pack. Drawdown is typically about two weeks, and faster when valuation and KYC are already moving. The Option to Purchase still has to fit that window. Nothing is approved until due diligence and valuation are done.

If the OTP is running and the cash is in listed paper, the live question is whether the property and the portfolio, taken together, can carry the cheque to completion.
